What does casco mean?
A shell house is delivered in shell, which means the house is wind and watertight, including windows, doors, glazing and roofing. The interior finishing is up to you.
Advantage of casco
With a shell home, you can do the layout and finishing to your own liking, taste and budget. This can be advantageous, especially if you are handy yourself and can do work (or have work done).
Casco on parts
You can also choose not to deliver the entire house as shell, but only certain parts. This is also known as "less work" in the list of additional and less work. The bathroom and kitchen are good examples of this.
Financial aspect
For example, if you omit the kitchen, plumbing and tiles, you can recover an amount of approximately €80,000. If you indicate during the buyers' meeting that you want to carry out certain parts yourself (or have them carried out), the contractor will provide you with a specified list of reduced work.
Outdoor Storage
You can also realize the outdoor storage yourself. Please note, however, that you must build an outside storage area in accordance with building regulations. For this reason, after entering into a shell contract and after the completion of your home, it is obligatory to have the exterior storage shed constructed within the statutory period.
What cannot expire?
Certain elements remain essential to the stability and functionality of the house. These include structural walls and necessary technical installations for to achieve sustainability requirements.
